Build 8 adds confirmed cloud-file recovery, dated backup results, retryable property saves and storage checks for media imports. These changes are not yet confirmed as available on the App Store. Check your installed build before following the new instructions.
For unsaved property changes, keep the property open and use Retry Save. For a stopped or failed media batch, use Retry Remaining Files. For missing documents, check Recently Deleted first; then explicitly restore cloud copies if appropriate.
Before changing devices, save both a records backup and a Portfolio Library copy. Verify them using test data. Do not delete the original library until you have confirmed the restored records and files.

Name every unit, add one or more tenants, enter the lease, and record full or component rent payments.
Take a picture or select a screenshot, review the on-device OCR suggestions, then save the expense to a property.
Share PDFs or pictures from Mail or Files to Property Ledger, then assign each local copy to a property and category.
Create a records backup and export the photo/document library separately. Use Undo Changes to recover from the latest 20 saved changes.
The app works locally on its own. Enable private iCloud record sync only if you want supported records on your compatible iPhones.
Under More → App Lock, set an optional app passcode and enable Face ID if desired.
Common questions
The mobile app is planned as a one-time paid download with its included features available for unlimited use. No trial or subscription is required. Canadian pricing is planned at CAD $4.99; Apple displays the actual price for your storefront. The App Store release is still in preparation.
The current app requires iOS 17 or later and is designed for iPhone. Local records work without an internet connection. Address lookup, map locations, and iCloud operations require connectivity.
In Overview → Performance, the newest month appears on the card and each month in the selected period is listed with its operating income, operating expenses, and NOI. Rent uses its received date. Financing costs, mortgage principal, capital purchases, tenant deposits, and shareholder transfers are kept outside NOI. Months without operating records show Not available.
More → Backup & Restore creates a structured-record backup, with optional password protection. Pictures and imported documents are stored separately: use Export Portfolio Library on that same page as well. You can save exported files in Files, including iCloud Drive if enabled. Per-property document iCloud backup is a separate option; record sync alone does not back up the document library.
In Rent → Relevant Alerts, use the reminder controls to choose a later reminder date or No Further Reminders. A reminder date is separate from the effective date of a rent change. Confirm applicable official requirements before delivering a notice.
Open Properties, choose the property, and open its Documents. The app shows categories containing files, such as insurance, taxes, leases, receipts, and photos. Tenant supporting documents can also be associated with the tenancy.
Yes. Property Ledger Mobile is a separate, standalone app. You can create and manage properties, units, tenants, rent, income, expenses, receipts, documents, maps, reports, backups, and undo history on the iPhone.
Records are stored locally in the app on your iPhone by default. My First Home Inc. does not operate a server that receives those records. You can optionally enable private iCloud record sync and separate iCloud document backups.
Yes. Open More → App Lock to set an optional app passcode. You can then enable Face ID if it is available on your iPhone. The passcode remains in the device Keychain and is not included in Property Ledger backups or iCloud sync. My First Home Inc. cannot recover it.
The welcome tutorial closes and will not interrupt later launches. You can reopen the guided tutorial at any time under More → Tutorial.
The current Mac App Store version is not connected. The iPhone app works independently and can optionally sync supported records between compatible iPhones signed in to the same Apple Account.
The app copies a file when you share or open it from Mail or another app. If you leave before choosing a property, the durable copy remains in More → Unassigned Imports so you can assign it later.
No. Receipt and document text recognition uses Apple technology on the iPhone. Always compare the suggested date, amount, vendor, and category with the original because OCR can be inaccurate.
Yes. Record the amount received as a component payment. The remaining balance stays with the correct rental month and appears in Past Due and Relevant Alerts when due.
Open More → Undo Changes. The app keeps the latest 20 saved changes, including deleted properties and their related structured records. Portable document files may require separate recovery from their backup.
Complete the tutorial with fictional information, enable a device passcode, protect your Apple Account, create a records backup, and make sure you understand whether optional iCloud features are on or off.
